Santa Rosa passed a sweeping set of zoning changes to the Coddingtown Mall area aimed at intensifying future development around the SMART rail station planned for Guerneville Road.
The North Santa Rosa Station Area Specific Plan passed Santa Rosa Planning Commission unanimously on Thursday with little discussion beyond praise for the planners who worked on the project.
The $500,000 plan is designed to guide more intensive development in the half-mile area around the station.
The plan envisions 2,941 new housing units, more than a million square feet of office, retail and industrial space, and the creation of nearly 6,000 new jobs in that area around the mall, down to West College Avenue, and east of Highway 101 to include the Santa Rosa Junior College.
A plan is similar to the “transit village” environment proposed for the area around the other Sonoma-Marin Area Rail Transit station planned for Railroad Square.
